Probate Real Estate in Northeast Florida

Calm, honest guidance for families selling a loved one's home. Before probate, during it, or after it's done.

We know this isn't just a real estate transaction.

You're probably here because someone you love has passed, and now there's a house to figure out. Maybe you're the personal representative. Maybe you're one of several siblings. Maybe you live a thousand miles away and haven't set foot in the home in years.

It can get overwhelming. Fast.

There's grief, there's paperwork, there are family opinions, and on top of all that, there's a house that needs a plan. Here's the deal: you don't have to have it all figured out before you call us. That's what we're here for.

Not every "probate expert" is on your side.

We'll be honest with you. A lot of agents and investors chase probate properties for one reason. They're looking for families who are tired, grieving, and ready to take a low cash offer just to be done. Then the house gets fixed up and resold, and the profit that could have gone to your family goes to someone else.

Sometimes a quick cash sale really is the right call. If that's what you want, we have cash buyers and we'll make it smooth. But sometimes families say yes to the first offer because they're so overwhelmed they can't think clearly. And people take advantage of that.

That's not who we are.

We want to be the calm voice in the room. We listen, we explain everything, and we lay out every option. Because sometimes doing just a little bit, like a cleanout and some fresh paint, can put thousands, tens of thousands, or more back in your family's pocket. You deserve to know that before you decide.

No two probate situations are the same. So we don't use a checklist.

If someone hands you a one-size-fits-all list of steps for selling a probate home, they're probably not really seeing and hearing what's going on with your family. Here's how we approach it instead.

1

We listen to your situation.

Does the home need to sell quickly? Is there a mortgage that still needs to be paid? Is there money for a cleanout or a few updates? How many people need to agree, and where do they all live? Your answers shape everything that comes next.

2

We walk the home.

We've seen probate homes in every condition you can imagine, from move-in ready to decades of belongings and deferred repairs. Honestly, it's hard to know what makes sense until we're standing in the house.

3

We get everyone on the same page.

We put real numbers in front of you. We're used to working with multiple heirs who have different opinions, and with family members who aren't local. Once everyone agrees on a plan, we get to work, whether you're down the street or thousands of miles away.

4

We know when to list, and when to wait.

Probate takes time, and every estate's timeline is different. Starting the conversation with us could be months before the home is ready to hit the market, and that's okay. We'll walk with you the whole way.

We show you every option, not just the easiest one.

After we walk the home, we'll put together pricing for several paths. Which one makes sense depends on your timeline and your budget.

Sell it as-is

What the home could sell for on the open market, exactly the way it sits today.

Take a quick cash offer

What our cash buyers would likely pay. Fastest and simplest, but usually the lowest number.

Clean it out and freshen it up

What the home could sell for after a cleanout and maybe a little paint. Often the biggest return for the smallest effort.

Make bigger updates

What the home could sell for with more work done, for families with the time and budget to invest.

Need help with any of it? We have trusted connections for cleanouts, estate sales, handyman work, and full renovations. We match the right people to your home and part of town, so you're not left making calls on your own.

Wherever you are in the process, we can help.

Families just getting started

You know there's a house and you know probate is involved, but you don't know where to start. Call us. If the first step is talking to an attorney, we'll tell you that honestly and point you to someone good.

Out-of-state heirs

You don't need to fly in for every decision. We'll be your eyes and ears on the ground, keep you updated, and handle the work locally while you handle life where you are.

Probate attorneys

Have a client with a home in Northeast Florida? We'll treat your client with care, keep you in the loop, and respect the court process and timelines. We've sold homes before probate was opened, in the middle of it, and after it closed.

Our team

Probate isn't a side gig here. Several agents at CrossView work probate sales, and Jennifer Hendry, our Broker/Steward, is personally training more. That's real experience, built one family at a time.

Other sensitive sales we handle

Probate isn't the only time a home sale comes with extra layers. We also help with:

  • Trust-owned properties
  • Inherited homes outside of probate
  • Divorce sales
  • Guardianship sales

Different paperwork, same approach. We listen first, we're honest, and we protect your interests.

A few things worth knowing up front

We're not attorneys, and we won't pretend to be. Every estate is different, so please don't make decisions based on something you read online, including this page. But here are a few things we see come up again and again.

Homestead property has its own rules.

If the home was homesteaded, there are specific steps that have to happen before it can be sold. This one trips up a lot of families.

A mortgage doesn't pause.

If there's a loan on the home, someone either needs to keep making payments or the home may need to sell sooner. In some situations, a court order to sell more quickly is possible, but there are a lot of factors involved.

Talk to a probate specialist.

Not just an attorney who handles probate on the side. You want someone who does probate every single week. We have those connections, and we're happy to share them if you haven't found someone yet.

Questions families ask us

Can I sell a house before probate is finished?

Sometimes, yes. We've sold homes before probate started, in the middle of it, and after it closed. Whether you can, and when, depends on your situation and the court. A probate attorney can tell you what applies to your estate.

When should I call a real estate agent?

Earlier than you think. Talking with us months before the home can be listed gives you time to plan, line up a cleanout or repairs, and understand what the home is worth. There's no pressure and no cost to have the conversation.

Should I just take a cash offer?

Maybe. Cash offers are fast and simple, and sometimes that's exactly right. But they're usually the lowest number. We'll show you what a cash offer looks like next to the other options so you can decide with real numbers.

I don't live in Florida. Can you still help?

Absolutely. We regularly work with heirs who live out of state, even across the country. We can coordinate access, cleanouts, repairs, and showings locally and keep you updated along the way.

What if family members disagree?

It happens a lot, and it's normal. We're used to working with several decision-makers. Clear numbers and honest options usually help everyone get on the same page.

Do I need a probate attorney?

In most cases, yes. And we strongly recommend one who specializes in probate and handles it every week. If you don't have one yet, we're happy to share the attorneys we trust.

Do you handle trust, divorce, or guardianship sales?

Yes. We help with trust-owned properties, inherited homes outside of probate, divorce sales, and guardianship sales.

You don't have to figure this out alone.

Whether probate hasn't started yet or you're already deep in it, give us a call. We'll listen, we'll be honest about what we see, and if we're not the right first step, we'll tell you who is.

We'd love to help, and we look forward to speaking with you.
