55+ Active Adult Communities in Northeast Florida

Every 55+ community here is a little different. Our team includes people who worked inside the builders that created them, so we can help you find the one that fits how you want to live.

We know 55+ from the inside.

A number of our agents work with 55+ buyers. A few of them used to work for the home builders themselves, and they know these communities deeply: how they're laid out, how they're built, and what drives them.

Jennifer Hendry, our Broker/Steward, worked for Pulte, the parent company of Del Webb, and worked in the Del Webb offices.

So when we walk you through a community, we're not just reading the brochure. We know what questions to ask, and we know what to look for.

How 55+ living grew in Northeast Florida

Knowing a little history helps explain why our 55+ communities look the way they do today.

1

The first wave

When this market really started growing, two communities led the way: Cascades at World Golf Village and Del Webb's Sweetwater community in Jacksonville.

2

Del Webb keeps building

Del Webb went on to build across the region, including Nocatee, eTown, Wildlight, St. Johns County, and Jacksonville. And their model here looks different from the golf-course 55+ communities many people picture.

3

Other builders join in

Other builders hired people who had worked for Del Webb and created their own versions. Lennar, D.R. Horton, and Mattamy have all built 55+ communities here, and others have too.

The result? A lot of choice, and a lot of variety. Some communities were built from the ground up as 55+. Others are a gated 55+ section inside a larger community. Some are completely built out, and others are still building.

What 55+ looks like here

If you're coming from another part of the country, our 55+ communities may be different than you expect. Here's the general picture, though every community has its own details.

Home typesMostly single-family homes, villas, and duplex-style homes. Some townhomes, but not many. You typically won't find mobile homes in our 55+ communities.
LayoutMostly single-story, often with an optional bonus room. Some communities offer two-story homes, but it's less common.
BedroomsTypically 2 to 4 bedrooms.
Home sitesUsually 40, 50, or 60 feet wide, with some larger lots in certain communities.
Community sizeMany have roughly 400 to 800 homes. A few larger communities have more than 1,500.
HOA and CDDAlmost all have an HOA. Many, but not all, also have a CDD.

No two communities are alike. Here's what we help you compare.

This is where having someone who knows these communities really pays off. The differences aren't always obvious from a website or a quick drive through.

Amenities

How big they are, what's included, and what's still left to be built. Some have indoor pools and hot tubs. Some don't.

Amenity access

In some communities, you can use the larger master community's amenities too. In others, you only have access to what's inside the 55+ section.

Maintenance

Is lawn care included, or will you be doing your own grass? How low-maintenance is it really?

Lot sizes and home styles

Lot widths, floor plans, and whether two-story or bonus-room options are available.

Price points

Prices vary quite a bit between communities, and so do HOA and CDD costs.

The rules

Age requirements, who can live in the home, guest and rental policies, and more. We help you understand them before you commit.

A few communities buyers often ask us about:

  • Cascades at World Golf Village
  • Del Webb communities
  • Grand Oaks
  • Parkland Preserve
  • Villages of Seloy
  • + more, and new ones still building

Most 55+ buyers we work with aren't simply downsizing. They're moving for retirement, to be near family, for tax reasons, or for a lifestyle change.

Moving closer to the grandkids

Some buyers want to live near family and choose the 55+ section of a community close to their grandchildren.

Relocating from out of state, or out of the country

We help buyers from other parts of Florida, across the country, and abroad learn the area and find the right fit.

Still deciding where to live

Some buyers know they want the 55+ lifestyle but are touring different states and cities. We'll show you what Northeast Florida offers so you can compare.

55+ questions we hear a lot

What types of homes are in Northeast Florida 55+ communities?

Mostly single-family homes, villas, and duplex-style homes, with some townhomes. Most are single-story with 2 to 4 bedrooms, often with an optional bonus room. You typically won't find mobile homes in our 55+ communities.

Do 55+ communities here have HOA and CDD fees?

Almost all have an HOA, and many also have a CDD. Costs vary by community, so we'll help you compare the full picture.

Are all 55+ communities the same?

Not at all. Some are standalone 55+ communities, while others are a gated section within a larger community. Amenities, amenity access, maintenance, lot sizes, rules, and prices all vary.

Can I use the amenities in the larger community?

It depends. Some 55+ sections include access to the master community's amenities, and some only include their own. We'll tell you which is which.

Do I need an agent to buy a new 55+ home?

We strongly recommend it. The builder's sales agent works for the builder. And some builders won't allow you to bring your own agent once you've visited a model or contacted them on your own, so call us first.

I live out of state. Can you help?

Absolutely. Many of our 55+ buyers are relocating from other states or other countries. We can also refer you to a trusted agent to sell your current home.

Ready to explore 55+ living?

Whether you're down the road or across the country, give us a call. We'll help you understand your options, compare communities, and find the one that feels like home.

We'd love to help, and we look forward to speaking with you.
