Military Home Buying in Northeast Florida
VA loans, PCS timelines, and buying a home from across the country. We help military families do it every month, and we'll be your boots on the ground until you get here.
Lots of agents say they understand military moves. Here's what that actually looks like.
Our team has lived it. Some of our agents grew up military and are used to picking up and moving. Some are married to active-duty service members. Some are retired from the military themselves, across the Navy, Marines, Coast Guard, and more.
But here's the deal. We didn't learn how to help military families from a designation or a class. We learned it by helping military families, over and over again.
The details are what make or break a military move. We sweat the details.
Not every VA lender is the same. Not even close.
A lot of military buyers come to us thinking only a couple of well-known lenders do VA loans. That's just not the case. Many lenders offer VA loans, and the differences can be big.
- Some have much lower out-of-pocket costs, which leaves you more room to negotiate on price or repairs instead of closing costs.
- Some are hard to reach and struggle to close on time.
- Some come with higher fees and more cash to close.
We know which lenders deliver and which ones to be careful with. If you don't have a lender yet, or you're not sure about the one you have, call us before you lock anything in.
Your boots on the ground
Not every service member can be here to house hunt. Some get one trip to look at homes, and they may or may not find the right one. That might be their only visit until they show up with their household goods. So we fill the gap.
Video tours
We walk homes on live or recorded video and show you what listing photos don't: the street, the neighboring homes, and the little things.
Know the area
Traffic patterns, commute times, and where it makes sense to live based on which base you're reporting to and how often you'll be there.
Inspections and walkthroughs
We attend inspections and walkthroughs for you and keep you updated every step.
Keys ready when you arrive
We can pick up keys and make sure everything's ready for you the moment you roll into town.
Help after closing
Our vendor network can knock out punch list items after closing, so you're not hunting for a handyman on day one.
Still here after the sale
Questions after you move in? We're a phone call away, long after closing day.
The VA and military details we handle every day
These are the things that trip up military buyers, and they're second nature to us.
- Orders and documentsLenders may need proof you're actually coming here. Some buyers try to buy before they have hard orders. We'll help you understand what's required and when.
- VA appraisalsWhat the appraiser looks for and how to prepare for it.
- WDO inspectionsWood-destroying organism reports and what happens if something turns up.
- Lender-required repairsWhich repairs have to be done before closing, and how to negotiate them.
- Property tax exemptionsIf you qualify for an exemption, we understand how it factors into your purchase.
- VA assumable loansHow assuming a VA loan works, and what to watch for on either side of the deal.
Bases and installations we serve
Most of the military families we help are headed to one of three bases. We help with all of them, and with the other installations across the area. The goal is simple: find you a home near where you'll actually be working.
NAS Jacksonville
One of the area's largest installations, on Jacksonville's west side along the St. Johns River.
Naval Station Mayport
Near the beaches at the mouth of the St. Johns River.
NSB Kings Bay, Georgia
Just over the state line. Many Kings Bay families choose to live in Yulee, Wildlight, and nearby Nassau County.
We also help service members assigned to Camp Blanding, Cecil Field, Blount Island, Coast Guard units, and other commands in the area.
Buy with your next PCS in mind
Orders can change everything in a couple of years. So we help a lot of military buyers think ahead and find a home that could work as a rental if they get relocated.
Rental-friendly from day one
We'll help you weigh things like location, layout, HOA rental rules, and maintenance so your home can work for you even after you leave.
We can manage it for you
CrossView has a property management division. If you decide to rent your home out when you PCS, we can help take care of it while you're gone.
Selling on a military timeline
When you're PCSing out, your pack-out date doesn't move, whether your home has sold or not. Knowing when to list, and how to time it around your move, matters a lot. We've done it many times.
Selling a home somewhere else?
We have referral agents near pretty much every base. If you need to sell your current home before moving here, we'll connect you with someone we trust.
Want to rent it out instead?
We can help you find someone to manage your home where you are now, or manage it for you if it's here in Northeast Florida.
Military buyer questions we hear a lot
Can I buy a home before I get my hard orders?
It can be tricky. Many lenders want proof that you're actually moving here before they'll close a VA loan. Talk with us early, and we'll help you understand what documents you'll need and when.
Do I have to use one of the big military lenders for a VA loan?
No. Many lenders offer VA loans, and costs, communication, and on-time closing vary a lot between them. We can tell you which lenders we've seen perform well, and which ones to be careful with.
Can I buy a home without seeing it in person?
Yes. We regularly help military buyers purchase homes using video tours, and we can attend inspections and walkthroughs for you and get your keys ready when you arrive.
Where should I live if I'm stationed at NAS Jacksonville, Mayport, or Kings Bay?
It depends on how often you'll be on base, your commute tolerance, and what you need in a home. We'll walk you through traffic patterns and commute times. Many Kings Bay families live in Yulee and Wildlight.
What happens to my home if I PCS again?
You can sell or rent it out. We help military buyers choose homes that could work as rentals, and CrossView has a property management division if you'd like help managing it.
Can you help me sell my home at my current duty station?
Yes. We have referral agents near most bases and can connect you with someone we trust.
